The Process of Architecture 

Architecture is more than just the creation of buildings—it’s the thoughtful orchestration of space, light, form, and function. Our process is rooted in collaboration, technical expertise, and a deep respect for site and context. From the first conversation to the final built form, we guide our clients through every phase of the architectural journey, ensuring clarity, creativity, and excellence at each step. Below is an overview of the typical phases of our architectural process, designed to bring your vision to life.

01 Initiation 

During the initiation we explore your needs and concepts for your project. In the meantime, we visit the site, review the existing conditions and take as-built measurements of what is there (existing home/property).  A surveyor is typically contacted at this stage and scheduled to produce a site survey – which is eventually incorporated into the as-built documents.  The architects visit the city/county building department to review applicable records which may include as-built drawings of an existing home, previous surveys, or public records on the property.  The architects gather information from state and city agencies regarding specific land use and building code requirements as well as pre-submittal and pre-permit requirements. We value the owners design influence including ambitions, site context design aesthetics, and budget.  

02 Schematic Design 

Incorporating information gathered during our initiation, we begin presenting design concepts. We investigate where the home is placed on site, creating a uniting relationship with natural landscape elements and views. We analyze how the residence lays out in plan + elevation, balancing function and circulation so we understand how the home will be experienced. The site + floor plans, elevations and 3D model graphics presented are conceptual in nature and an overall design strategy is chosen. We can have 2-4 of these design charettes with the owner, connecting everyone on the project team as an overall design concept is chosen. 

03 Design Development + Permit Documents 

During design development, we expand on schematic design and begin to introduce the project into permit documents. The graphics evolve from conceptual to architectural by involving consultants, further developing grading and civil solutions, mechanical, electrical, and plumbing systems, structural requirements and architectural details and methods. Specifications for materials, assembly details and relevant code requirements are incorporated into the project.

04 Construction Documents + Permit Acquisition 

Permit documents are a simplified construction set that are used to submit, coordinate, and obtain the building permit from the city or county only. These documents are reviewed for compliance with state, city and local codes and the reviewing party isn’t concerned with every detail of the home.  While the local plan checking authority reviews the permit drawings, we assemble a comprehensive construction document set of drawings that communicate every detail of the design to the general contractor.  

05 Construction Administration 

Our relationship with the chosen contractor is crucial to achieve design quality and intent. Typically with a project of any complexity the architect is retained to provide clarifications and administer revisions as necessary.  Site visits occur regularly to ensure the contractor is adhering to the design intent and is committed to transparent communication between the owner and architect.
